Caloundra City Realty Opens New Office In Baringa

Caloundra City Realty celebrates its 30th birthday in 2024.

Managing Director Ben Price has steered the agency for the past six years and is marking the occasion by opening a new office in Baringa at the Southern end of the Sunshine Coast – a move he terms a ‘natural step’.

Caloundra City Realty’s Baringa office will open on 22 March 2024.

“We’ve worked hard over the years at Caloundra City Realty to offer a good service, and we’re proud of it,” Ben says. “So we’re excited to expand and offer the same opportunity in a more focused way to a larger part of the Sunshine Coast.”

“Baringa is a growing area and, while we’ve always had a presence here, we’re pleased to be able to open an office in 2024.”

Ben says that with Caloundra City Realty’s team approach, they plan to assist buyers, sellers, landlords and tenants access great service and advice for their next property move.

“Like Baringa itself, our team is growing, and opening a new office gives us a chance to expand,” he explains.

“We’ll have a mix of new and existing staff working from there, including some familiar faces who have worked in the suburb for many years and seen it grow to what it is today”.

Spotlight on Baringa

Baringa was only named in 2017, but when the last Census was undertaken in 2021, it was already home to 4,604 people, living in 1,606 properties. The population mainly consists of families, so the median age skews quite young, at 29 years old (the median age in Queensland is 38 years old).

As of February 2024, the median house price in Baringa is $740,000, with prices increasing 53% (from $484,500) in the five years since 2019.

In line with this, Baringa is a high demand market, with 2,028 buyers interested in the 46 houses available over the past month according to realestate.com.au data. Houses sell in around five weeks and spend a median of 35 days on market.

At $636,000, the median apartment price is only slightly cheaper than the median house price. However, there are far fewer of them (just 0.4% of properties are apartments).

Over 83% of properties are freestanding houses, with terraces and townhouses making up 16% of local stock.

Baringa is also popular with investors, and just over 42% of properties tenanted (around 10% more than the state or national figure for rentals). The vacancy rate is hovering at a super-low 1%.

Houses rent for a median of $640 per week, and have experienced growth of 3.2% over the past year, leading to attractive rental yields for investors of 4.7%.

A growth area

While Baringa has already proved popular with families and investors, we expect its growth to gather pace with the arrival of Aura, a new housing and retail precinct master planned by Stockland.

Aura will be made up of four suburbs with names inspired by traditional Kabi Kabi language – Baringa (which means summit or little mountain), Nirimba, Banya and Galgalba. 10,000 new homes will be built over seven years, with 50,000 people expected to reside here in the next three decades.

The development has been planned with a lifestyle and community focus that includes a retail area, cafes, a tavern, multiple gyms and community centres. It also features cycle and walking paths and 22 parks and playgrounds, ranging from a skate plaza to playing fields. A third of the planned site will be green space or a conservation zone.

Aura is a short drive to Caloundra’s gorgeous beaches, and is also well located for the hinterland. There is even talk of a train station if broader transport plans proceed.
